OUR MISSION

Housing Within Reach

Working people can't afford to live here anymore. Our schools and healthcare providers, restaurants and shops, and all the local businesses we rely upon struggle to recruit essential workers because of the high cost of housing in our area. Young people just starting out, working families, and seniors on fixed incomes can be one step away from homeless when the unexpected happens--a sudden huge increase in rent, the loss of a job, a divorce.

 

The stability and well being of our entire community depends on access to housing for all our neighbors. NevCo West Community Land Trust provides housing within reach of middle to lower income households in western Nevada County. Building Affordably

Smart design and project management allow us to build quality homes affordable to households at income levels up to 120% of Area Median Income (AMI), with a focus on those at lower income levels below 80% AMI--for our teachers and farmers, young folks just starting out, single parents, elders on fixed incomes, minimum wage earners and our local workforce priced out of the housing market.

Pathways to Ownership

We provide both affordable rentals that allow residents to save and ownership options that build equity. 

 

Our flexible ownership models can reduce down payment amounts and allow residents to share resources to minimize the cost of home ownership.

Preserving Affordability

The CLT preserves the below-market costs of our homes through 99-year "ground leases" that keep rent or mortgage rates at no more than 30% of resident gross monthly income.

Economic Development

We strengthen our local economy through mixed-use housing plus commercial projects, and by increasing much-needed affordable housing stock for our local workforce.

Redefining "Affordable Housing"

Nearly 40% of households in Nevada County are “lower income” (below 80% AMI). About half of our residents pay more than the recommended 30% of gross monthly income for housing. Our solutions begin by building what residents can afford.

ABOUT

Our Projects

With a commitment to fostering resilience, our projects are focused on infill areas of our cities and town centers, walkable, on transit, and designed to be fire-wise, water-wise, and net zero energy efficiency.

Our first homes have been completed Penn Valley town center, with more under construction and plans for future developments underway.
